Photos and rough square footage are enough for a ballpark. Mention anything soft, sloping or water damaged.
Photos are plenty
The work that changes an entire house in a few days rather than a few months: new flooring underfoot, walls that are actually flat, sharp trim and paint that was cut in by hand.
Where the finish comes from
A finish looks expensive when the surface underneath was made right first. Flooring goes down flat because the subfloor was levelled. Paint looks even because the wall was filled, sanded and primed. Trim reads sharp because the mitres were cut to the actual angle of the wall, not to 45 degrees and hope.
It's slower on day one and invisible when it's done — which is exactly why it's the first thing skipped by anyone pricing to be cheapest.
What's covered
Luxury vinyl plank, laminate, tile and engineered wood, including subfloor levelling, transitions and fresh quarter round.
Holes, water damage, popped screws and full hangs — finished and textured to match what's already on the wall.
Rooms, ceilings, cabinets and doors, with surfaces properly prepped and edges cut in by hand.
Board and batten, slat walls, shiplap and panelled headboards, set out to the room's real dimensions.
Mitres that close, caulk lines that stay closed, and returns cut properly at the door casings.
Hanging slabs and pre-hungs, barn doors, closet systems, shelving and built-ins.
Window treatments, curtain rods and door hardware mounted level and into something solid.
Spare rooms, nurseries and home offices taken from tired to finished in a single visit's scope.
How it runs

A free visit to check the subfloor, moisture and wall condition — the things that decide the real price.
Free
Furniture moved, floors and fittings covered, dust contained where it can be before any cutting starts.
Work installed, trimmed and caulked, then the site cleaned down at the end of every day.
Real jobs
Carpet out, subfloor levelled, then wood-look plank laid with proper expansion gaps, transitions and fresh quarter round at the walls.
Trim set out to the wall's real dimensions rather than a standard spacing, so the panels line up with the ceiling and the outlets sit centred.
A spare room turned into somewhere you can actually work: fresh paint, new flooring, better lighting and built-in storage along one wall.
Tile set from counter to cabinet with the outlets cut in clean, plus new countertops — a two-day job that changes the room more than the price suggests.
Before you commit
If something isn't covered here, ask — you'll get a straight answer.
Furniture gets moved as part of the job. It helps if small items, breakables and anything sentimental are boxed up beforehand, but you don't need to empty the room yourself.
Yes — knockdown, orange peel and smooth finishes are all matchable. A repair is only successful when you can't find it afterwards, so the texture is tested on a board first and adjusted until it disappears into the wall.
Luxury vinyl plank and laminate are walkable immediately. Tile needs the thinset to cure and the grout to set — usually a day before light foot traffic and a couple more before heavy furniture goes back.
It should come off. Painting over wallpaper looks acceptable for about a year and then telegraphs every seam. Removal, skim and prime costs a little more once and saves doing the whole wall again later.
No. A single patched hole, one door rehung, or one room repainted is all fine. Plenty of customers start with a short list and come back for the bigger work once they've seen the standard.
